I'm calling the Planning Commission meeting together for this evening, Tuesday, the 8th of December.

Obviously, we will have other staff participating through the evening and they will introduce themselves at the appropriate time.

So overall, I'm very positive.

Right, so Commissioner Claiborne of the Rivanna District.

and then I guess at a larger scale this is probably something more for the schools but I guess ultimately what I would try to avoid is folks with a lot of financial resources all going to the same school district because it has quote unquote great schools I'll use air quotes as the great school which would drive the price of housing up what kind of impact does that have on affordable housing and you know how do we study that and go about it so I'll end with my comments there thanks.

Supervisor LaPisto-Kirtley?

Am I getting that correct?

Our current policy is 80% AMI across the board.

The main improvement?

So by changing to a different base price, we are able to bring that affordable sale price down below $200,000, which opens the door for lower income households to become homeowners for the first time.

Okay, and who makes up the difference in that price?

Those would go through the, that would be through the proffer program or through the affordable dwelling unit program.

I now understand we wanna ask for 20% of developers for affordable housing, but if we're not taking full advantage of the 15%, then how is going to 20%, which I mean, I personally like, but how is that going to help?

which would then, because the nonprofits already work with lower and moderate income households, they would have a pipeline of buyers to move directly into those units.

So would there be a monetary proffer or not?

And that money currently goes into the housing fund to be used for future affordable housing projects and the policy recommends keeping that.

or the intended hands I should say.

But that would be another way that we would be able to connect income qualified buyers to any units that become available and really help county staff be able to live within the county.

It's not purely a market driven, it's not purely a market driven solution that we're lifting up here.

And Stacy, I don't know if you wanted to comment on the mention you made to the DSS advisory about tracking units prior to them being available for purchase.

And so that is what we, there's a working group with the Planning District Commission to really look at the best way to utilize their new housing locator service to connect those proper units for sale units with community members.

So as far as these priorities are concerned, I'm absolutely in agreement with those and would suggest that because I'm gonna lift up as someone else said, the fact that perhaps supervisors McKeel's idea could be perhaps pushed in, I think, and also into success, that there's a way for that to also

And I think it's really important that for sustainable affordable housing, we have a dedicated revenue source, especially reserved for the Affordable Housing Trust Fund.

Lining up with our strategies.

So that is one step that can be taken.
