Obviously, it's not that, but they're around 70% during this time of year.

And I was also wondering, do we have any information about prior zoning compliance or violations for this parcel?

So that was the only violation that staff found on this property related to the homestay use or any other uses on the property.

Wondering if that goes through, how would that roundabout affect this parcel?

In the by-right use, you say this is an R2 residential property, it's zoned R2 residential, and so it would have the ability by-right to establish another, to construct another dwelling on that piece of property.

They can just only rent two of them.

So if this doesn't happen, can you give us an idea of just sort of what's the problem or what's the current situation in that intersection?

Kevin, you want to speak, but essentially I think it's the distance between the intersections.

I'm talking about sort of characteristics, so how many accidents, how many there's, how many there's, how many there's, if someone will be kind enough to look who it is.

Well, certainly the density shouldn't matter, but soon there would be a height limitation potentially.

But thinking about that in the context of they could provide maybe some shrubs or things that are as tall as a fence, that could provide adequate screening between those properties.

I mean, I'm not holding you to it, but is it like a $1 million project or $10 million project?

I'm just curious though, if we can't get the government funding, which as we all know is our tax dollars that we send to the state and the feds and they give it back to us, but does the county have a sense of, and maybe this is more of a board of supervisors question, but you know, if we can't get government funding for this, is the county able to fund something like this?

Yeah, the whole idea of what's the nexus between the districts and the funding mechanism, and what the cost of that is in today's policy.

It wasn't quite the same thing as the Agroforestry District.

And so that's, and I thought we were looking at that whole process.

As far as Ag Forestry, let me do a double check with Scott about that.

and it may be that we say every 10 years we're going to look at your property and I'm fine with that but I also think we've got some legacy properties that are not engaged in anything that's remote.

That gives me, they're in the district but they're not really farming or okay.

What are the three?

And so one is saving a considerable amount of money and the other one is spending money annually at a rate.

And then we can also add in what's it costing us in addition, given the unique situation we've got with the revenue sharing with the city.

And it also costs us too in terms of the formula for funding schools and roads.

Most of the big leverage in schools from the status and personal income, which is why if you look at our numbers, we're not, we don't benefit as much as places that have even more wealth because our wealth is super wealth.

Well, so because we take a big chunk of our revenue and we give it to the city of Charlottesville?

There's also that piece.

So then the supervisors can have that discussion, but we've had an opportunity to wrestle with that for them.

And just to see those numbers, I've never seen a chart like that or even any numbers like that.

So if we're talking about the cost of services to a part of the county that there is a significant net revenue from, I think that'll change that we'll have a different kind of conversation for those certain parts of the county where they believe the services should be enhanced as we have some parts of the county that do believe that.

But I think if we can start thinking about how we put county resources toward public goods, which includes, to me, people like our UVA health wage workers being able to afford to live here, then that's a progress, you know, that we have a community that made up of people who aren't just being displaced and have, you know, the low income people have to leave.

We can also, in addition, or alternatively, talk to Dr. Pethia and see if it's been considered here as part of the picture and what they found.

It was at 15, it was gonna go to 20 and I don't have any.

Yeah, there was a housing policy that was adopted.

April timeframe, I was March 31st, I thought, but oh, getting an April developer in the room.

He understands what that means.

So we've been having discussions with people in the development community and sort of still figure out ways that program can be implemented.

And is it for all redevelopments or only those that require a ZMA or SEP?

Well, I mean, it's an incentive program that anyone can take advantage of.
